Stamp duty calculator
Estimate stamp duty across Australia, New Zealand, and the UK. Pick a country, region, and buyer type to see how the bill moves.
Owner-occupiers and investors pay the same AU transfer duty — only first-home-buyer concessions change the number.
How this is calculated
Australia uses each state’s general transfer-duty brackets, with first-home-buyer exemptions and tapers applied where the state offers one. New Zealand charges no stamp duty on residential property. The UK applies SDLT (England/NI), LBTT (Scotland), or LTT (Wales) bracketed rates, with first-home-buyer relief where it exists and an investor surcharge added on top of the standard bands. Brackets are indicative approximations of each jurisdiction’s general schedule as of July 2026, not a substitute for an official state or government calculator.
